What does air sealing do for a drafty house in Yakima?
Air sealing services in Yakima, WA close the gaps where outside air gets into your house, around door frames, at the attic hatch and where pipes, vents and wires run through walls and ceilings, so your rooms hold their heat and your insulation can do its job.
Most people call because one room never feels right or the bill keeps going up even after they added insulation, and usually that's air getting around the insulation instead of through it. What moves the price is how many leaks there are, how hard they are to reach, and whether old insulation has to be pulled back or cleared out first, since the attic gaps are usually buried under what's already up there. The schedule turns on those same things, plus any repair like a roof leak or old wiring that has to be fixed before we seal anything. You get your own figure on the estimate, once I've been up in the attic and down in the crawl space myself.
How can you tell your house is leaking air?
Drafts at doors and outlets
You feel cold air at a door frame, an outlet on an outside wall or under the sink where the pipes go out. That's usually a gap nobody sealed when the house was built or remodeled, and the longer it stays open, the more of your power bill goes out through it.
Upstairs never feels right
The bedrooms upstairs or the room over the garage run hot or cold no matter where you set the thermostat. Usually air is moving through the ceiling or the floor over the garage, and piling on more insulation won't stop it, so you keep paying to heat and cool a room you avoid.
Dark streaks on insulation
You pop the attic hatch and see gray or black smudges on the insulation, often around a ceiling light or a pipe. That dirt was filtered out of air rising through a gap, and the warm, damp air that goes with it can leave moisture in the framing if it keeps up.
How our air sealing service works
We start by asking how your house gets fresh air, especially if you heat with gas or burn wood, because tightening a house leaves less air for a furnace, water heater or wood stove to draw on. Then we seal the leaks that matter most, usually the big ones in the attic floor around the hatch, light fixtures, plumbing pipes and the tops of interior walls, and after that the gaps where pipes and wires pass through outside walls and the crawl space. We use caulk on narrow cracks and spray foam on the wider ones, and we leave the soffit, ridge and gable vents and any combustion air duct open, because those are meant to move air and the attic needs them to stay dry.
Sealing often comes before other work. In a basement we close the gaps along the rim joist, the framing that sits right on top of the foundation, before any basement insulation goes on the walls. If your ductwork runs through the attic, closed-cell foam insulation, a dense foam that seals and insulates in one coat, can be worth what it costs, but for most houses I'd rather seal the gaps and top up the loose fill, because that usually does more for the money.
Attic floor sealing
This suits most houses with a vented attic and loose fill, because that's where the biggest leaks into the living space usually are. We move the insulation back, seal around the hatch, lights, pipes and wall tops, then put it back level.
Walls, doors and pipe openings
This fits a house where the drafts come in at floor level, around doors or where pipes and wires go out through the walls. Sealing those spots is often the quickest way to stop the cold air you can actually feel.
Crawl space and rim sealing
This is for cold floors over a crawl space or basement, where air pulls in along the top of the foundation and around plumbing. We seal there before any insulation goes in, so the new material isn't fighting a draft.

What happens after you call us about air sealing?
Here's how an air sealing job runs from your first call to the final walk-through, and who you'll be dealing with at each step.
Call or send the form
Tell us which rooms feel drafty and whether you have a gas furnace, wood stove or fireplace. That tells me what to look at first when I come out.
I come out and look
I check the attic, crawl space and walls myself and ask how the house gets fresh air. Your written estimate shows what needs sealing, anything that has to be fixed first, like a roof leak or old wiring, and the price before any work starts.
Our crew preps and seals
The crew handles the prep and sealing first and any insulation after that. I'm on site checking the work as it goes.
We walk the finished work
Before we leave, I go over what we sealed with you, hatch open and flashlight in hand. Ask anything you like, and I'll sketch it on the back of the estimate if that helps.
Why Yakima homeowners call C&D Yakima Insulation Solutions for air sealing
I come out to every estimate
I look at each house myself and write the estimate, then I'm on site checking while our crew does the install. You deal with the same person from the first visit to the walk-through.
A framer insulating since 2017
I spent years framing houses before I started this business in 2017, so I know where the gaps hide between an old wall and a newer addition. That's 9 years of getting attics and crawl spaces ready before anything new goes in.

Air sealing and insulation work around Yakima
Permit applications and plans for jobs in Yakima go to the city's codes office, and whether a sealing job on your house needs one isn't something I'll guess at. If your job needs a permit, we take care of the application with the city or county office that covers your address, and if we're not sure yet, we tell you that up front and find out.
A lot of the houses we work in around Yakima have been added onto over the years, and the seam between the old part and the new, the attic hatch and the plumbing runs are where we usually find the worst gaps. Plenty of them also heat with gas or burn wood, which is why the fresh-air check comes first on every visit. We see the same mix of older homes and add-ons on jobs in Selah and Union Gap, and we handle them the same way.
Questions about air sealing in Yakima
How do I know if I can seal air leaks in my house myself?
You can usually handle the obvious leaks yourself, like gaps around door frames, fans, ducts and pipes going through outside walls. The small, hard-to-find leaks are another story, especially in an older attic where they sit under layers of insulation, and that's the part we usually get called for.
Is air sealing safe if I have a gas furnace or fireplace?
It is when the fresh-air question gets answered first, which is why the first step is working out how much outside air your house needs to keep the air inside healthy. A furnace, stove, oven or fireplace that burns fuel needs that air too, and if it runs short of oxygen it may put carbon monoxide into the house. Mention any of them when you call so I can plan for it.
Should air sealing come before new attic insulation?
Yes, when you're insulating an existing vented attic, the guidance is to seal all the openings in the attic floor first. If new insulation is already on your list, the sealing can be the first step of that same job, so the attic only gets opened up once.
Can I get help paying for air sealing in Yakima?
You may, if your household falls under the income limits for Washington's weatherization program, which is open to homeowners and renters. The state lists OIC of Washington at 509-452-7145 for Yakima north of Union Gap and Yakima Valley Farm Workers at 509-865-7630 for Yakima south of Union Gap. NCAC's weatherization program, which may include sealing air leaks and drafts, costs nothing for homeowners who qualify, and if you rent out a house to a tenant who qualifies, the program asks you as the property owner for a $500 contribution.
How much does air sealing cost in Yakima?
The price comes down to how many leaks your house has, how easy they are to reach and what has to happen before sealing, so I only give a figure after I've seen the house. A low, cramped attic, old insulation that has to be moved or removed, or a roof leak or wiring problem that has to be fixed first will all raise it. Call or send the form and I'll write it up after the visit.
How long does air sealing take, and do we have to leave the house?
That turns mostly on the size of the house and how much insulation has to be moved to reach the gaps, so I tell you on the estimate how long to plan for. Most of the work happens in the attic, the crawl space and along the outside walls, and if any part of your job means you should be out of the house for a while, I'll say so before we schedule it.
Related insulation work that pairs with sealing
Basement insulation
If your basement walls are bare concrete, insulating them once the rim and gaps are sealed keeps the floor above warmer and makes the basement easier to use.
Closed-cell foam insulation
When ducts run through the attic or a space tends to stay damp, a dense foam that seals and insulates in one pass can be worth the higher cost.
